MY COMMITMENTS

1. Manage the property’s listing on Airbnb through your account, ( I will set it up for you), which includes: posting appropriate photographs (as taken by Eric or provided by client, or by professional photographer), writing a description of the property and the “House Rules”, responding to guest inquiries, accepting or rejecting potential guests, leaving reviews, and managing the calendar.

2.
Set an optimal pricing strategy for the property based on location, time of year, etc; Working with the Airbnb Algorithm so that people around the work actually see your listing.

3. Screening guests and taking care of their stay. Aiming for 5 stars reviews

4. Perform a preparatory clean to bring the home up to 5-star standard (mandatory prior to listing commencement); 


5. Coordinate cleaners and linen laundering between guests; 

6. Coordinate inspections between guest stays to determine if any theft or damage has occurred; 

7. Coordinate handymen or emergency services such as plumbers or electricians, or, depending on the task and schedule permitting, provide repair services. This will always require your approval. 

8. Prepare a property guidebook which will include local attractions, eateries, and property-specific instructions. 

9. Act as the point of contact for guests staying at the property via phone 24/7 and instant messaging ·. Provide guests with a key if a smart lock was not feasible due to the door being shared or deadbolt incompatible; 

10.Purchase necessities from time to time for the property and keep it fully stocked.
